What Awaab's Law means for landlords
Awaab's Law is named after Awaab Ishak, a two-year-old boy who died in 2020 from prolonged exposure to mould in his family's social rented home. The legislation introduces strict legal duties on landlords to investigate and resolve damp, mould and other serious hazards within fixed timescales, moving these issues from a maintenance matter to a legal one.
Originally introduced through the Social Housing (Regulation) Act 2023 and now being extended in scope, the law makes clear that landlords cannot delay, dismiss or fail to properly diagnose damp and mould complaints. Independent evidence and a clear written record are central to demonstrating compliance.
Strict deadlines to investigate and act
Once a tenant reports a hazard, landlords must move quickly. Failure to meet these timescales can result in enforcement action, compensation claims and legal liability.
Investigate within 14 days
When a tenant reports damp, mould or another hazard, landlords must inspect and assess the issue within 14 calendar days, with findings provided in writing.
Begin repairs within 7 days
Where the investigation identifies a hazard requiring repair, work must begin within 7 days of the written report being issued.
Emergency repairs within 24 hours
Where a hazard presents a significant and imminent risk to health or safety, the landlord must take action within 24 hours.
